Calculate your land tax

Land Tax is calculated on the Assessed Land Value as shown on your assessment notice.  This is based on the Land Value, which is determined annually by the Valuer-General by either of two methods:

  • 1. In Municipalities where a fresh revaluation is undertaken, the new Land Values are determined and a Notice of Valuation is sent to the property owner.  At 1 October 2008, fresh revaluations were undertaken for nine Municipalities and these new Land Values are effective from 1 July 2009. Generally, approximately a third of Tasmania is revalued every two years.
  • 2. In non-revaluation Municipalities, Adjusted Land Values are assessed using market based Adjustment Factors

The rate of land tax increases with the total value of land owned.

Land tax is not charged on some properties - see Who pays land tax for more information.

Your land lax assessment notice provides information on your Assessed Land Value and on the land tax you owe.  If you have not yet received your notice, you can calculate the land tax you will have to pay in the current financial year. Please note: the Adjusted Land Value is calculated annually and updated on July 1 every year.

Please do not pay your land tax until you receive the official land tax assessment notice or you sell your property.  When you sell or transfer your property, you must pay any unpaid land tax and you will need to obtain an Estimate of Liability at Settlement Date (EOLSD) to determine how much, if any, you need to pay.


How to calculate your Land Tax

If your property was revalued in 2008-09:
  • 1. Find the Land Value on your valuation notice
  • 2. Enter the Land Value into the calculator below in the total land value box and click "calculate"
  • 3. Your land tax liability will appear in the "Land Tax calculated" box

If your property has not been revalued:
  • 1. Go to the Land Information - Public Services section of the LIST website
  • 2. Select the Valuation Adjustment Factors link and enter your property details
  • 3. Generate the property report and note the Adjusted Land Value

 If you own a single taxable property:
  • 4. Enter the Adjusted Land Value into the calculator below in the total land value box and click "calculate"
  • 5. Your land tax liability will appear in the "Land Tax calculated" box


If you own multiple taxable properties:
  • 4. Add all the Land values or Adjusted Land Values together to calculate your total Assessed Land Value
  • 5. Enter this value into the calculator below in the total land value box and click "calculate"
  • 6. Your land tax liability will appear in the "Land Tax calculated" box
  • 4. To apportion the land tax per individual property enter the Adjusted Land Value of the individual property in the second part of the calculator below. 


This apportions the total land tax according to the proportion each property contributes to the total value.  For example, if you owned two properties of $100,000 Land Value each, your total annual land tax would be $1012.50, and for each property would be $506.25 (half of $1012.50).
